If you are thinking of placing your property into a vacation rental management program, we welcome your interest in our program. In general, we are looking for homes in very good condition, with a designer look, hot tub, high-speed Internet, unlimited domestic telephone service, updated kitchens and baths, and quality linens. If you think your home might be suitable for our listings, please do contact us for an assessment. If you are shopping for a rental, please contact us for assistance in making an appropriate selection---many homes will not make successful vacation rentals.

Marketing is key. Our advertising budget is very substantial. Here are some of the highlights of our marketing campaign:

  • If you search under virtually any pertinent search term, you'll find us in the top three in paid searches and generally on the first page of most search engines.
  • We generally post 50 or more listings on Craigslist every week.
  • Our display ad in the Sonoma County Visitor's Guide reaches tens of thousands of people who request this informative brochure.
  • Many of our homes are posted on general vacation rental sites such as VRBO, VacationRentals.com, FindRentals.com, and the like.
  • All of our homes are posted on the largest mega-vacation rentals sites: Homeaway.com, Vamoose,com, Hutz.com, USA ResortRentals.com, and PickPackGo.com.
  • We have a premium ad on DogFriendly.com on the California state page and we have paid ads on virtually every pet-friendly vacation rental site.
  • A "getaways" listing for our business appears in the S.F. Chronicle every Sunday.
  • We maintain an email newsletter list and send frequent newsletters to our guests.
  • Our Getaways Club provides special benefits for our frequent renters and encourages loyalty and repeat visits.
  • We maintain a listing on a Germany-based vacation rental site that advertises U.S. rentals in German.
  • We have created portal pages in French, German, and Japanese which an international marketing firm has optimized for placement on search engines in those languages.
  • Owners can purchase a featured listing on our site in order to provide a substantial advantage for their homes for a limited period.
  • We maintain companion sites to capture special interests, such as our winecountryvacationrentals.com, russianriveroutdoors.com, and cazadero.net.
  • Our web host provides sophisticated software analytics to help us target our markets and evaluate the effectiveness of our marketing efforts.
  • Every guest receives an invitation from FlipKey.com to review the home they rented and these reviews are then posted on both FlipKey and TripAdvisor. On TripAdvisor we hold the top review spots for all the Russian River towns. We also have by far the best reviews of our business on Yelp.com.
  • We are constantly refining and adding to our marketing efforts; we spend a large amount of management time just on marketing.

We have no competition when it comes to the services we provide to both our property owners and our guests:

  • We have a full-time services manager who deals with issues at our homes, assists owners in making repairs and upgrades, and ensures that our homes are in tip-top shape.
  • Our emergency cell phone number is available to our guests 24 hours a day.
  • Our office in downtown Guerneville is open seven days a week; we monitor email 16 hours a day.
  • We offer a full range of concierge services to our guests: in-home massages, wine tours, personal chef, dog-walking, grocery shopping, firewood delivery, and the like, all coordinated by our concierge services manager.
  • An optional HomeCare program allows owners to pay an annual fee to have a number of services performed by our staff without further charge except for the out-of-pocket cost of items such as supplies for the home, fire extinguishers, and batteries.
  • Our housekeepers are all paid employees, closely supervised and well-trained. We have an on-staff head of housekeeping as well.
  • We arrange for and supervise periodic deep cleans for our homes.
  • We have a Getaways Club which provides certain benefits to our return guests, of whom we have many.
  • We collect and pay all taxes for the rentals.
  • We send our owners periodic newsletters, keeping them informed about what is happening in the business.

Technology | top

  • Our software management program is comprehensive, provides great accuracy, prevents double bookings, retains and analyzes guest data, and generates monthly statements and owner payments efficiently and virtually error-free.
  • Our credit card services are online, set up specifically for vacation rentals to interface with our management software, and have built-in fraud detection.
  • Our on-line booking service is real-time, easy to use, and generates about half of our bookings.
  • We provide a software component for our owners that allows them to see all of their bookings online, the status of those bookings, their owner statements, as well as enter owner and owner guest reservations.
  • We are in the process of converting our homes to keyless entry systems, which will create enhanced security for our homes.
